The Enugu State Government has given property owners in the state a three-month window to regularise their building plans and avoid any future sanctions. This move is aimed at promoting structured urban development and regulatory compliance in the state.
According to a statement by the Enugu State Geographic Information System (ENGIS), property owners who have built structures without the required approvals are now given the opportunity to submit their as-built drawings for approval. Those without existing drawings are required to engage certified architects to prepare plans reflecting their current structures.
The state government has also clarified that property owners in Enugu East, Enugu North, and Enugu South Local Government Areas should submit their plans to the Enugu Capital Territory Development Authority, while those in other areas should submit to their respective Town Planning Authorities.
This 90-day grace period is a chance for property owners to secure proper approvals and avoid any future penalties. The government is using this opportunity to remind property developers, builders, and the general public that no building plan approval will be granted without a valid land title. A Certificate of Occupancy (C of O) or a Registered Deed of Assignment are acceptable title documents.
The government has also warned that no construction should commence without both a valid land title and an approved building plan. This move is expected to reduce the number of unauthorized buildings in the state and promote a more orderly and planned development.
The Enugu State Government has also taken notice of individuals and companies holding Power of Attorney (PoA) for properties. They are advised to regularise their properties and obtain the necessary approvals to avoid any future issues.
